procurement

The contract you sign shapes everything that follows on site. We recommend the right procurement route, write the tender to protect your interests, run a fair and documented process and manage the contract award. We’re not a builder or a developer, so our only interest is yours.

Questions we get asked

Which type of building contract suits my project?

It depends on the project’s risk, complexity and programme. A lump sum contract gives price certainty on a fully designed project; design and construct passes more design responsibility to the builder; construction management and early contractor involvement suit more complex or time-critical projects. We recommend the route before documentation, so the tender is set up to match.

Why use an independent project manager to run a tender?

Because we’re not a builder or a developer, we have no stake in who wins. The tender is written to protect you, every tender is assessed against the same documented criteria, and any conflict of interest is declared in writing.

Can you find builders with capacity in the South West?

Yes. Regional capacity is one of the biggest risks in South West construction, so we shortlist contractors who can resource the project locally and check their current workload before they’re invited to tender. Fewer, better-matched tenderers usually means better prices and fewer surprises.

Do you act as superintendent under the contract?

Only where we’re formally appointed to that role. Superintendence is a separate appointment with its own scope and insurance, agreed as part of setting up for delivery.

Does building in the South West cost more than in Perth?

It can. Freight, travel and accommodation for trades, and the availability of local subcontractors can all add cost in the regions. We test these in the tender documents and the evaluation, so the prices you compare reflect what it will actually cost to build your project here.
