approvals

An application is more than a set of reports. It’s how council, referral agencies and the community first judge your project. We set the approvals strategy, coordinate the consultant team and work alongside your planner, while Sandcastle makes sure the community hears about the project from you first.

What we do

Coordinate the consultant reports
‍
Planning, environmental, bushfire, traffic, engineering and any other specialist input, brought together into one consistent application.
Work alongside your planner
‍
Your appointed planner leads the application. We manage the team, the programme and the information around it.
Respond to authorities
‍
Requests for further information, referral agency comments and conditions, answered clearly and on time
Recover stalled applications
‍
We review where an application is stuck, what’s needed to move it forward, and take it from there.
Set the approvals strategy
‍
The right pathway, the right sequence of reports, and a realistic timeframe, including the slow case.

Questions we get asked

Who lodges the development application?

Your appointed town planner leads and lodges the application. We set the strategy, coordinate the consultant reports and manage the programme and responses around it, so your planner can focus on the planning case.

When should I start talking to the community?

Earlier than most people think. Ideally from the start of the project, and well before lodgement. People respond better when they hear about a project from the people behind it, with time to ask questions, than when they first see it in a council notice.

What approval pathways apply in the South West?

Most projects go to the local council. Larger projects may go to a Development Assessment Panel, and some significant projects can be assessed by the State Development Assessment Unit. Bushfire, environmental and other referral agencies may also need to comment. We work out the right pathway for your project early, as part of the strategy.

Can you guarantee an approval?

No one can, and we won’t promise one. What we can do is make sure the application is well prepared, well coordinated and supported by genuine engagement, which gives decision-makers what they need to assess it properly.

Why does community engagement matter so much for South West projects?

South West communities care deeply about their towns, coastline and landscape, and they pay attention to new development, especially in tourism areas. Projects that explain their benefits early and listen to local concerns give council and the community a fair basis to judge them. Sandcastle runs that engagement alongside the application.
