delivery

Once construction starts, you need someone on your side of the contract. We hold the builder to the terms agreed, track cost, quality and programme, and keep you informed at every step. Then we see the project through handover and help you get ready to open and trade.

What we do

Track cost, quality and programme
Regular reporting against the budget, the standards set in design and the agreed programme.
Manage variations and claims
‍
Every variation and progress claim checked against the contract before you pay.
Manage handover
Completion, defects, documentation and warranties, so you receive a finished project, not a list of loose ends.
Prepare to open
Activation and operator advice for accommodation and tourism projects, so the venue is ready to trade.
Administer the contract
‍
We hold the builder to the contract, from site start to practical completion.

Questions we get asked

What does contract administration cover?

Holding the builder to the contract on your behalf: tracking progress against the programme, checking quality against the specification, assessing variations and progress claims, and managing the contract through to completion and handover.

Are you the builder or the superintendent?

Neither, unless we’re appointed to be the superintendent. We’re not a builder. We act on your side of the contract as project manager. Where the contract needs a superintendent, that’s a separate appointment with its own scope and insurance.

How do you manage a build in the South West?

We’re based in Busselton, so we’re close to the site when it matters. Regional builds bring their own challenges: winter weather, holiday-season slowdowns, and trades and materials that travel. We build these into the programme and reporting, and deal with issues on the ground rather than from a distance.

What happens at handover?

We check the work is complete, manage the defects list, and make sure you receive the manuals, warranties, certificates and as-built information you need to run the building. For accommodation and tourism projects, we also help you prepare to open and trade.

Do you use local South West trades and suppliers?

Where the contract allows, we encourage it. Local trades and suppliers know the conditions, can respond quickly and keep more of the project’s value in the region. We work with the builder on local participation and Sandcastle can help share those opportunities with the community.
