design

A feasible project becomes a real one in design. We set the brief, lead the architectural design in-house and bring the engineers and specialists in at the right time. The cost is checked at every review, so the design you approve is one you can afford to build.

What we do

Concept design
Massing and options tested against the planning controls and site constraints, with an order of cost and a risk workshop.
Schematic design
The preferred option developed with engineering and services input, coordinated across structure, civil, services and bushfire, with a cost plan.
Design development
Systems, materials and details resolved and approvals documentation prepared. Buildability and value reviews, plus an operator review on accommodation projects.
Documentation
Tender drawings and specification, a coordination check and a pre-tender estimate, ready for procurement.
Writing the brief
Your requirements, how the place will operate, the schedule of spaces, budget, programme and sustainability targets. You sign off the brief, and we check it against the feasibility.

Questions we get asked

Do you do the design in-house?

Yes. We lead the architectural design in-house and coordinate the engineers and specialists around it. Where formal sign-off is required, such as structural engineering, certification or registered architectural work, it’s carried out by the appropriately registered practitioners.

How do you keep a design on budget?

By checking cost at every review, not just at the end. Each design step is costed against the feasibility, with contingency tracked, so if the design starts to drift you see it early and can decide what to change.

Can you take over a design that’s already under way?

Yes. We review where the design is, check it against the budget and the brief, and pick it up from there.

How do you handle sustainability in South West projects?

We set the energy performance targets in the brief and design to them from the start, rather than adding them at the end. Ratings under NatHERS, NCC Section J and NABERS are carried out by the accredited specialists.

How does bushfire risk affect design in the South West?

Much of the South West is bushfire-prone, and a site’s bushfire attack level (BAL) can shape the layout, materials, setbacks and cost of a building. We bring bushfire advice in at concept design, so it’s designed in from the start rather than forcing changes, and extra cost, late in the process.
