Parkwater Estate is a residential development delivered in the Margaret River region, integrating low-density living within a highly sensitive natural environment. The project balances rural lifestyle outcomes with access to regional infrastructure, services, and employment centres across Busselton, Vasse, and Margaret River.

A defining aspect of the project is its relationship with the surrounding bushland. Significant areas of existing vegetation were retained, conserved, and formally donated to the National Trust, ensuring long-term protection of one of the region’s most biodiverse landscapes. The estate layout was planned to minimise environmental impact while allowing residents to live in close connection with nature.

The development includes dedicated walking trails and direct bushland access, supporting everyday engagement with the natural environment. At the same time, the estate remains well connected to education facilities, shopping precincts, and transport infrastructure, including the Busselton Margaret River Airport, reinforcing its suitability for long-term residential living within a growing regional centre.

Delivered as a considered residential project, Parkwater Estate demonstrates Cogplex’s capability to manage environmentally sensitive developments that respond to regional growth while prioritising conservation, liveability, and long-term community outcomes.
